The Company is actively renewing projects it originally constructed decades ago, including some of the earliest residential neighborhoods built in the 1950s and 1960s. These projects are now being transformed into modern, large-scale evacuation and reconstruction (Pinui-Binui) developments.

**Urban Renewal – Proven Scale and Expertise**

Shikun & Binui maintains one of the most extensive urban renewal operations in Israel, advancing more than 70 concurrent projects across the country.

This level of activity requires a broad and highly skilled professional infrastructure, including leading planners, engineers, project managers, and development specialists. On average, the Company initiates five to seven new urban renewal projects annually, in addition to its ongoing real estate developments.

**Geographic Reach and Leading Projects**

The Company operates in Israel’s primary high-demand areas, including Tel Aviv, Jerusalem, Ramla, Ramat Gan, Givatayim, Holon, Petah Tikva, and additional cities, where it advances large-scale projects:

**Shalom Yehuda, Jerusalem** – An urban renewal project involving the demolition of 72 residential units and the construction of 220 new units, contributing to the revitalization of Derech Hevron. Status: Marketing phase.

**Golomb, Holon (Neot Rachel)** – A demolition and reconstruction project under TAMA 38, comprising six buildings and 310 residential units. Status: Marketing launch and commencement of construction expected within the coming year.

**The “Revi’iya” at Smats, Tel Aviv (District 4)** – A demolition and reconstruction project comprising approximately 85 residential units in a prime urban location. Status: Completed and occupied.

**Pri Megadim, Tel Aviv** – A luxury urban renewal project in the Nachalat Yitzhak neighborhood, characterized by refined architectural design. Status: Under construction.

In addition, the Company is advancing large-scale, groundbreaking urban renewal initiatives of unprecedented scope under a single developer.

In Ramla, Shikun & Binui is promoting one of the largest zoning plans ever advanced by a single developer in Israel – approximately 3,700 housing units – representing the development of an entire urban district within an existing city. The zoning plan for this project was approved within the past year.
