The operation includes approximately 20–25 permanent employees responsible for maintaining a high level of cleanliness throughout the entire complex—public areas, parking facilities, lobbies, elevator rooms, stairwells, service areas, and more. The cleaning plan was tailored to residents’ needs and customized for each building individually, with a strong emphasis on consistent execution and high maintenance and cleanliness standards. Technology integration We carry out advanced cleaning services, including parking garage cleaning, high-altitude work, polishing and crystallization, maintenance of heating systems, waterproofing and roofing, as well as concrete and paint restoration. We use advanced equipment and high-quality materials, providing comprehensive solutions for both routine and complex maintenance requirements of the complex. Ongoing management The project is managed by a professional team that includes a site manager, supervisors, maintenance staff, and cleaning teams in each building and complex. Modron prepared a structured work plan for the project, including the collection of operational and financial data, the establishment of financial management systems, completion of regulatory approvals, and leading the recruitment process for maintenance and cleaning staff. Ongoing improvement and maintenance As part of the work, ongoing repair and support activities are carried out—including replacement of emergency lighting fixtures, repair of maintenance and cleaning equipment, restoration of defects in shared systems, and more. The work is performed in coordination with the residents’ committee, with continuous reporting, full transparency, and complete adherence to the work plan. Financial management and control The complex’s financial management was transferred to the company’s systems, with a strong emphasis on order, control, and adherence to the approved budget. This move led to an average savings of approximately 10% in ongoing expenses, a significant improvement in appearance and maintenance, and relieved residents from direct involvement in the day-to-day management of the complex.
